ENRGY 3® HD Removes Limitations From Reroof of Nonprofit Serving Those with Limited Vision

Limited roof access didn’t stand in the way of finding an affordable reroof for The Lighthouse of Houston, a nonprofit that has been serving those with limited vision for more than 80 years. Key to that was a long-standing relationship with Peak Roofing Inc., which worked with the nonprofit to create a cost-effective, 20-year roofing solution that did not alter the aesthetics of the building or disrupt the good work being done inside.

Also key was JM innovation — specifically its new ENRGY 3® HD cover board, which provides greater R value than a gypsum cover board but is lighter, and easier to manage and maneuver in tight spaces.

In addition to ENRGY 3® HD, the recover roof assembly includes 60 mil JM PVC SD Plus membrane.

The recover application allowed Lighthouse Houston to use insulation already in place and meant less waste going into a dumpster, and eventually the landfill. The recover application also limited the amount of dust, dirt, dumpsters, noise and disruption a tear-off might cause, said James Landwermeyer, project manager at Peak Roofing.

The mansard roofs on the project provide limited roof access and a limited area to stage material. The mansard roofs and mechanical units also created the need for the new roof to fit under low-clearance heights while still providing the proper flashing heights. Conversely, raising the mansards and mechanical units would have required a crane on site for a significant amount of time, which would have greatly increased cost and completion time.

Using ENRGY 3® HD meant the low-profile roofing system would not require modifications of roof equipment to manage height clearance issues, Landwermeyer said.

The ENRGY 3® HD, which was preliminarily fastened through the existing roof system into the steel deck, also was easier and faster to load onto the roof. That translated to labor savings on the load/install side of things, Landwermeyer said. Material was delivered by Commercial Distribution Specialist, with service by Commercial Territory Manager Kristine LaTouche.
