The site of a nearly 170,000 square foot former Menards home improvement store was refurbished and reconfigured to house a host of retailers including: movie theaters, an indoor skydiving venue, a Planet Fitness gym and many others. Located near the Chicagoland Territory, the reroofing was completed in September 2018.
The property developer wanted this project done quickly and with minimal impact to the tenants and their customers. Working over hectic, high traffic businesses required a contractor and roofing system that would not only go down fast but result in a solution that is energy efficient with a higher wind uplift.
The huge, flat expanse called for a complete Johns Manville solution. Great Lakes Roofing recommended a JM TPO RhinoPlate® system. The project required almost 1,700 squares of white JM TPO 60 mil membrane in the new 12-foot rolls over one layer of Invinsa® Roof Board with RhinoPlate fastening. The install included setting round, coated fastener plates in a grid pattern across the roof. The membrane was then welded to the plates using heat induction technology. By choosing to work with 12-foot rolls, the new roof has fewer total seams and the number of rolls the crew had to handle was lower. By design, there will be a higher wind uplift rating and less fluttering. The roof is also ENERGY STAR® rated.
“I was willing to try the new wider rolls because I have enjoyed a long, successful partnership with Johns Manville. I trust them to deliver great products and their high-level of support keeps me and my crews working as fast as we can,” said Jesse Spain, Great Lakes Roofing Vice President. “I was confident we would realize a cost savings on the first install using 12-foot rolls and we did,” he added.
Great Lakes selected the RhinoPlate system which allowed them to avoid the use of adhesives known to cause odors. This added benefit was unknown by the tenants and their customers because of the lack of disruption below the roof. The new roof is also highly durable and aesthetically pleasing.
“When Jesse recommended a JM solution for Boulevard Square, I gave him the green light without knowing a lot of details. We’ve been partners for years and I know how well-versed Great Lakes is on the latest products. If he wants to use JM products, it works for me,” said Al Krygier, owner of Krygier Properties.
